The Basics in Unincorporated OC
The County's ADU flyer sets these rules for single-family properties:

Attached ADU size | Up to 50% of the home, max 1,200 sq ft |
Side and rear setbacks | 4 feet |
Height in setback areas | 16, 18 or 25 feet, depending on the case |
Number of units | 1 ADU, plus 1 junior ADU if a unit is owner-occupied |
Rentals | 30 days or longer, no short-term rentals |
You'll also need proof of adequate sewer service.
Parking
One space is required for each ADU, unless an exception applies. Exceptions include being within a half-mile walk of public transit (including bus stops), a studio ADU with no bedrooms, and an ADU that's part of the main home. If you convert a garage, replacement parking isn't required.
Pre-Approved ADU Plans
