A tiny home in the desert is a different project than one on the coast. Summers are long and hot, sun is strong, and some lots are far from utilities. This guide covers the questions to ask about insulation, shade and off-grid power, plus what Palm Springs and Coachella say about backyard ADUs.

Checklist: what to check before you place a tiny home

Palm Springs: Who Can Add an ADU

The City of Palm Springs says an ADU or junior ADU is allowed when:

  • The property is in a residential zone (R-1-A, R-1-B, R-1-C and so on) or a Planned Development that permits ADUs.

  • It's on the same lot as a single-family home or apartments.

  • It meets Section 93.23.14 of the Zoning Code, including setbacks, lot coverage and building separation.

Two Palm Springs twists: lots with a slope of 10% or more, or on a major street like Sunrise Way, may need architectural review before construction drawings and a building permit.

Coachella: Pre-Approved Desert Plans

The City of Coachella offers five pre-approved ADU plans and one junior ADU plan, in Spanish Colonial, Desert Modern and Mission Revival styles. Key rules:

  • Detached ADUs up to 1,200 square feet. Attached ADUs up to 50% of the home (max 1,200). Junior ADUs up to 500.

  • The pre-approved plans require a solar system that works before final inspection.

  • Roofing must meet California Energy Commission cool roof material rules.

  • If the main home has fire sprinklers, the ADU needs them too.

  • Review takes 3 to 10 business days for complete applications.

  • A separate utility meter isn't required.

Desert Questions to Ask Before You Buy

Insulation

  • What insulation goes in the walls, floor and roof?

  • What windows come standard, and can you upgrade them?

  • What heating and cooling system is included, and how is it sized?

Shade

  • Where does the afternoon sun hit your lot?

  • Can you face windows and doors away from the harshest sun?

  • Is there room for a porch cover, shade sail or trees? (Shade structures may need their own permit.)

  • What roof color and material meet cool roof rules?

Off-Grid Power

  • How much solar fits on the roof, and is a battery an option?

  • Will your city or county permit require grid, water and sewer hookups? Many do.

  • For rural lots, how far are the nearest power lines, water and sewer?

We don't promise how a home will perform in desert heat. We help you plan the right setup for your lot.

Other Coachella Valley Cities

Cathedral City, Rancho Mirage, Palm Desert, Indian Wells, La Quinta, Indio and Desert Hot Springs each have their own ADU rules, and unincorporated areas follow Riverside County rules. Rules vary by property. Zen's $500 site assessment checks what fits your lot.

How Zen Tiny Homes Helps

  • $500 site assessment: we check your spot, sun exposure, delivery access and utility hookups.

  • Plans: the Alpine (a flex plan in 20', 22' or 24', starting around $50K), the Mammoth (up to 30', starting around $75K), the Container (starting around $40K), or Custom. Every home is custom, so final pricing depends on your design.

  • Build and delivery: built off-site, then delivered and set up.

  • Reserve your spot: a $500 deposit holds your place on the build list.

Frequently Asked Questions

Can I build a backyard ADU in Palm Springs?

Yes, if your property is in a residential zone (like R-1-A, R-1-B or R-1-C) or a Planned Development that allows ADUs, on a lot with a single-family home or apartments, and the unit meets the Zoning Code's standards.

How big can an ADU be in Coachella?

A detached ADU can be up to 1,200 square feet. An attached ADU can be up to 50% of the home, up to 1,200 square feet, and a junior ADU up to 500.

Does a desert ADU need solar?

Newly built detached ADUs generally need solar under the California Energy Code, with manufactured homes excluded. Coachella's pre-approved ADU plans require a working solar system before final inspection.

Can my desert tiny home be off-grid?

Solar is common, but city ADU permits generally expect utility hookups. In Coachella, for example, an ADU's sewer must connect to the public sewer system. Ask Zen what fits your lot.
