Buying a Used vs. New Tiny Home in California
A used tiny home can cost less up front. But in California, whether it can be permitted where you want to live matters more than the price tag. Here's how to compare used and new.

Used vs. New at a Glance
Used | New | |
Up-front price | Often lower | Higher |
Certification | May or may not have it | Built for your local rules |
Condition | Needs inspection | Known |
Layout | As-is | Chosen for your lot |
1. Certification Comes First
Many California rules for tiny homes on wheels require certification. The City of Los Angeles requires ANSI 119.5 or NFPA 1192 certification for a Movable Tiny House. San Diego County needs a third-party certification sticker before a permit is issued. If a used home has no certification, it may not qualify where you want to place it. All Zen Tiny Homes are built to ANSI standards.
2. Check the DMV Title
A tiny home on wheels is titled through the California DMV. Before you pay:
Make sure the seller's name matches the title.
Check the title for a legal owner (a lender). If a lender is listed, the lender has to sign the title over too.
After the sale, ownership changes must be reported to the DMV within 10 days, and the seller files a Notice of Transfer within 5 days.
3. Inspect It Like a House
Roof and seams: look for water stains and soft spots.
Floor and trailer: check for rust, sagging or damage.
Windows, doors and plumbing: open, close and run everything.
Electrical: look for an electrical panel and proper outlets.
4. Add Up the Real Cost
Add transport, repairs and site work to the asking price. Then compare with a new build. See How Much Does a Tiny Home Cost in California?.

Frequently Asked Questions
Can I permit a used tiny home on wheels in California?
Sometimes. Many local rules require certification to a standard like ANSI A119.5 or NFPA 1192. San Diego County, for example, needs a third-party certification sticker before a permit is issued, so a home without one may not qualify there.
How do I transfer a used tiny home on wheels?
Like other DMV-titled vehicles. The seller signs the California title, and any change in ownership must be reported to the DMV within 10 days. Sellers file a Notice of Transfer and Release of Liability within 5 days.
Is new or used cheaper?
Used often costs less up front, but repairs, transport and a home that can't be permitted where you want it can erase the savings.
