Tiny Home Communities & RV Parks in California That Accept Tiny Homes
Last checked: October 21, 2026. If your city or county doesn't allow a tiny home on wheels on private land, a licensed RV park, mobilehome park or tiny home community is usually the legal alternative. Below are places that say on their own websites that they accept tiny homes, park models or long-term stays.

What parks usually require
State guidance says park trailers and RVs generally may be lived in only in mobilehome parks or RV parks, unless a local ordinance allows otherwise (HCD IB 2016-01). So most parks ask for:
Certification to an RV or park model standard (NFPA 1192 or ANSI A119.5), shown by a label. Parks may ask for a specific standard or equivalent (Park Delta Bay). All Zen Tiny Homes are built to ANSI standards.
DMV registration
Wheels on. Tiny House Block says all homes must be on a trailer because it is zoned as an RV park (Tiny House Block).
A size limit. Park trailers top out at 400 sq ft (HSC §18009.3), and some communities set a lower cap.

Other regions
We didn't find a park in other regions that publicly advertises accepting privately owned tiny homes for long stays. Many RV parks may still accept a certified park model, so call and ask.
Tiny home communities on private land
Some counties now allow them:
Placer County: "moveable tiny house communities" of 4–12 homes (cluster lot developments) in certain zones (Placer County)
Nevada County: tiny homes on wheels as primary homes, ADUs, or units in dwelling groups (Nevada County)
