How to Finance a Tiny Home in California (2026)
How you pay for a tiny home depends mostly on what type it is. A home on wheels is usually treated like a vehicle; a home on a foundation is real estate.
New to tiny homes? Start with our simple plan: 7 Steps to the Tiny Home Dream, from floor plans to move-in day.

Common options by type
Tiny home on wheels (registered with the DMV)
RV or personal loans from banks, credit unions or online lenders
Cash or savings
Foundation tiny home / ADU (part of your property)
Home equity loan or HELOC
Cash-out refinance
Construction or renovation loans
Local ADU programs (see below)
We don't list rates. They change constantly and depend on your credit. Compare at least three lenders and ask each whether they finance the specific type of home you're buying.
Grants: what's real in 2026
CalHFA ADU Grant (statewide): closed. It offered up to $40,000 toward pre-development costs, but all funds were fully reserved as of December 28, 2023. CalHFA warns: "If anyone approaches you saying they can help you get an ADU Grant, it is a financial scam." (CalHFA)
Local programs exist in some areas. HCD keeps a list (HCD ADU funding). Example:
San Diego Housing Commission ADU Finance Program (City of San Diego only): construction loan up to $250,000 at 3% fixed, max 75% loan-to-value, for owner-occupied single-family homes, household income up to 80% of area median, minimum credit score 680, a $2,500 application fee at loan closing, and rent limits on the ADU for seven years (SDHC). Funding availability changes, so check before applying.
These programs typically fund ADUs (permanent units), not tiny homes on wheels.
A simple plan
Decide wheels or foundation first (it decides your loan type).
Get a written quote from your builder.
Get pre-qualified with 2–3 lenders.
Budget for site costs too: utilities, pad or foundation, permits and delivery.
Ask your builder about the payment schedule.
At Zen Tiny Homes, a $500 deposit holds your place on the build list while you line up financing.
Frequently asked questions
How long can you finance a tiny home?
It depends on the loan type. Personal loans usually have shorter terms than RV loans, and mortgage-style loans are only for foundation homes that are real property, so ask each lender for its maximum term on your type of home.
Can you finance a tiny house on wheels?
Yes, usually with an RV loan or a personal loan. Ask the lender whether your home's certification and DMV registration qualify.
Do banks finance tiny homes?
Some banks and credit unions do. Homes on wheels are usually financed with RV or personal loans, and foundation homes with home equity, refinance or construction loans.
Can I finance a tiny home with bad credit?
It is harder and usually costs more. A larger down payment or a co-signer can help, and local programs set their own credit rules (SDHC requires at least 680).
Is there a California tiny home or ADU grant in 2026?
The statewide CalHFA ADU Grant ran out of funds on December 28, 2023 (CalHFA). Some local programs exist; see our ADU grant update.
